Sea Towers

Located in Barcelona’s 22@ technology district, the city’s hub of innovation, this project emphasizes the relationship with the outdoors, following the principles of biophilic design. The connection between the offices and open-air spaces allows users to interact, work, or even hold meetings on the terraces surrounding the building.

The Mediterranean climate makes it possible to enjoy these spaces practically all year round, achieving a seamless blend between indoors and outdoors. Operable façade openings have been incorporated on every floor, enabling natural cross ventilation throughout the building.

Sea Towers are designed to optimize energy resources and promote well-being programs for their users. The overall architectural expression of the building deliberately departs from the conventional office typology, advancing a holistic vision of sustainability by considering its potential future conversion to other uses, such as residential.

On the rooftops of both buildings, green and accessible terraces have been created to provide daily spaces for relaxation and well-being, offering 360-degree views over the sea and the city.

In addition, seasonal urban gardens on the rooftops give users the chance to directly engage with nature. All plant species are local and have low water requirements.

The rooftops also allocate part of their surface to photovoltaic panels, while the installation of a high percentage of amorphous silicon photovoltaic glass on the façades has freed up the remaining roof area for shared use.

The complex includes measures to encourage sustainable mobility, such as preferential parking spaces for low-emission and electric vehicles, as well as bike racks, contributing to a more environmentally friendly city.

Open and flexible, the different floors are designed to adapt to tenants’ needs. Each floor can be divided into three units, allowing the spaces to be configured with flexibility not only for current requirements but also for those of the future.
