The rehabilitation of the building at 89 Pau Claris Street in Barcelona is realized through a comprehensive intervention that transforms a residential building from 1872 into a modern office building.
Respecting the character of the original architecture while prioritizing sustainability, the new façade reinterprets the historic one, responding harmoniously to the surrounding urban geometry.
The new multi-level rooftop extension evokes traditional wooden shutters, reimagined as elegant bronze slats.
The verticality of the openings is accentuated while the original openings on the ground floor. Former semi-basement and first floor are restored in an alternating pattern, allowing for a thoughtful organization of the building’s multiple entrances.
The building features two original stair cores. The main core, located on Pau Claris Street, provides access via a double-height lobby and a rear courtyard that incorporates greenery and enhances natural light. The second core, on Gran Vía de les Corts Catalanes, consists of a staircase and original elevator crowned by a generous skylight.
Comprising eight levels, the ground floor is designed as a welcoming central hub. The upper floors dedicated to office use are conceived as open. Flexible spaces to accommodate future activities. The seventh floor features an exclusive outdoor terrace for the building’s occupants.
The layout emphasizes seamless spatial connectivity between interior and exterior enhanced by the courtyard, which provides visual links between floors and introduces top-down natural light.
The intervention also celebrates cultural heritage through the restoration of cast-iron pillars and Catalan vault ceilings.
