Designed by architect Josep Pujol i Brull in 1860, Casa Condeminas rises opposite Passeig Colom, overlooking the port, Ciutat Vella, Moll de la Fusta, and Montjuïc. Its façade, a representative example of Modernist architecture, is listed as a Cultural Asset of Local Interest.
This restoration project has been conceived as a journey into the architecture of the past, from understanding its composition to recovering its original construction techniques.
One of the main challenges was adapting the building to current regulations without altering its original composition. This required delving into its past and understanding the intent of the time in order to restore each element. Every space is unique, and the design approach was to read the building as a whole, establishing parameters that allowed for a seamless transition and dialogue between its different parts.
The project prioritized the quality of restoration and craftsmanship, working alongside specialists and third-generation artisans who preserved the original techniques.
On the exterior, the stone and wrought-iron balconies, wooden joinery, and stone plinths stand out. The façade facing Passeig Colom recreates the tones of Montjuïc stone, with rectangular moldings painted in an irregular pattern.
Meanwhile, the façade on Carrer de la Mercè features a marbled finish in white and grey, complemented by the city’s characteristic wooden rolling shutters.
The central courtyard and staircase form the heart of the building. The courtyard is crowned by a large skylight that floods the space with natural light, reflecting the colours of the stained glass windows onto the white walls decorated with blue sgraffito.
The property houses 19 residences, divided into three typologies, some of which preserve protected elements such as Nolla tile floors, ornate plaster ceilings, fireplaces, and stained-glass windows.
All original elements have been restored following the same criteria applied to the common areas, ensuring continuity between the historic character and contemporary living.
